The DXL story begins back in 1976 when two friends noticed a lack of stylish, well-fitting clothing options for taller and huskier men. Seeing a need in the market, they opened the very first Destination XL store in Cambridge, MA specifically to provide quality apparel sized for big and tall body types. The original store was a huge success, and over the next decade we continued expanding across the United States. By the 1990s, our company began operating under the name Casual Male XL to reflect our primary focus on casual clothing for bigger guys. In the 2000s, we acquired other major big and tall retail chains to enhance our national store footprint while also launching our e-commerce site. This strategic growth enabled us to better reach and serve customers all over the country.

I ordered several hand rolls that have not had rice in them in the past and do not have rice in them on the menu which is what I wanted. But I got a take home order and when I got home they all had rice so they could cut the amount fish they usually give us in half. Small inviting place with great feel and decor. Easily the best sushi we have had in this area. Had spring rolls, gyoza, volcano roll, surf and turf and the Sushi House Roll.

And it means taking additional action to combat the scourge of gun violence. Leaders in Congress need to step up so that we ban assault weapons and high-capacity magazines, require safe storage of guns, and pass universal background checks and a national red flag law. Police say as the task force tried to serve a warrant for possession of a firearm by a convicted felon, they were met with gunfire, and officers returned fire. During that shootout, authorities struck the suspect, identified as 39-year-old Terry Clark Hughes, and he was pronounced deceased in the front yard.

The North Carolina Department of Adult Corrections stated that two of the USMS members were N.C. They were identified as Sam Poloche and Alden Elliott. Poloche leaves behind a wife and two children, while Elliott and his wife are parents to one child.

Charlotte's Web by E B. White: 9780807208526

charlotte web author

For the rest of his career, he would work with this literary publication. Wilbur waits out the winter, a winter he would not have survived but for Charlotte. He is initially delighted when Charlotte's children hatch but is later devastated when most leave the barn. Pleased at finding new friends, Wilbur names one of them Nellie, while the remaining two name themselves Joy and Aranea. Further generations of spiders keep Wilbur company in subsequent years. White is filled with incredible quotes on a series of important themes, including friendship, love, and change.

Also by E. B. White

Amy Ratelle explains that when he moves from Fern's house to Homer Zuckerman's farm, Wilbur goes from being a loved pet to a farm animal. Food is a symbol that comes up a few times in the novel. Everyone eats, no matter who they are or what kind of creature they are. The pigs, spiders, geese, sheep, and human beings all require sustenance to survive.

Themes and Analysis

Wilbur is, of course, terrified and hopes that someone will save him from his fate. Wilbur and Fern get older, and Wilbur feels bored and friendless without his young human companion. Soon, he meets a spider named Charlotte, who lives on the web above Wilbur’s pen.

Charlotte’s Web: Characters

But he also wrote other children’s novels, like Stuart Little, that are also loved by young readers around the world. Charlotte’s Web tells the story of a young pig named Wilbur, who is saved from certain death by a resourceful spider named Charlotte. The book follows Wilbur and Charlotte’s friendship as they find creative ways to keep Wilbur safe from Farmer Zuckerman. Charlotte’s Web is a children’s classic that has been loved by generations and will certainly endure for many more.

‘Charlotte’s Web’ weaves tale of friendship for kids to enjoy.

Charlotte’s Web follows the story of Wilbur, a young pig who is in danger of being slaughtered. His only hope is his newfound friend, a clever and caring spider named Charlotte. Together, they work to save Wilbur by spinning messages within her web. Near the end of summer, all the characters go to a fair, including Charlotte and Templeton the rat, who hide themselves in Wilbur’s crate so that they can accompany him.

E.B. White’s beloved classic Charlotte’s Web is widely considered one of the most important children’s books of all time. The novel highlights important lessons about friendship and loyalty that are very impactful on young readers, as Wilbur and Charlotte form an unlikely bond despite their differences. In addition, Charlotte’s Web shows the importance of putting others first, as Charlotte sacrifices her life in order to save Wilbur from certain death. This theme of selflessness is especially important for young readers to learn, as it teaches them to put the needs of others before their own. Charlotte’s Web earned critical acclaim upon its release—Eudora Welty notably called it “just about perfect”—and it quickly became a beloved children’s classic.

It teaches valuable lessons about love and acceptance, as well as the importance of helping those in need and standing up for what is right. Although it received less than ideal praise when it was first released, today, it is regarded as one of the best children’s novels ever written. It utilizes personified farm animals, including a rat, a spider, and Wilbur, the pig. They all work together in an effort to save Wilbur from his upcoming Christmas fate. White is a charming and timeless classic that is suitable for young readers. While the story does contain some sad moments, it is ultimately about the power of friendship, loyalty, and perseverance.

Favorite Reads

“[The pig’s] suffering soon became the embodiment of all earthly wretchedness,” White wrote. The animal died, but had he recovered it is very doubtful that White would have had the heart to carry out his intentions. “The loss we felt was not the loss of ham but the loss of pig,” he wrote in the essay. As the summer passes, Charlotte ponders how to save Wilbur and comes up with a plan. Reasoning that Zuckerman would not kill a famous pig, Charlotte weaves words and short phrases in praise of Wilbur into her web. Charlotte weaves the words Some Pig into the web, and the next morning, the farmhand Lurvy sees the web and runs to find Mr. Zuckerman.

Book Lists That Include Charlotte's Web

It also symbolizes Wilbur’s bond with Charlotte as she does everything she can to make sure that he’s safe. Perseverance is another important theme in Charlotte’s Web. Wilbur must persevere despite his hardships, and Charlotte must come up with creative solutions to protect him. In the end, their perseverance pays off, and Wilbur finds a way to survive and thrive in the barnyard. This theme reminds us that with enough determination and creativity, anything is possible. (It's okay — life changes course. I treasure your kindness and appreciate your support for as long as it lasted.) You can do so on this page.

Charlotte’s Web also celebrates diversity and teaches children to accept and appreciate differences in others. Charlotte’s Web is an important novel for its important lessons and messages, as well as its vivid descriptions and memorable characters. It is a story that can be enjoyed by both children and adults alike and continues to captivate readers even after almost 70 years. Every month, I spend hundreds of hours and thousands of dollars keeping The Marginalian going. For seventeen years, it has remained free and ad-free and alive thanks to patronage from readers.

I have no staff, no interns, not even an assistant — a thoroughly one-woman labor of love that is also my life and my livelihood. If this labor makes your own life more livable in any way, please consider aiding its sustenance with a one-time or loyal donation. In the late 1930s, White turned his hand to children's fiction on behalf of a niece, Janice Hart White. His first children's book, Stuart Little, was published in 1945, and Charlotte's Web followed in 1952.

The novel tells the story of a livestock pig named Wilbur and his friendship with a barn spider named Charlotte. When Wilbur is in danger of being slaughtered by the farmer, Charlotte writes messages in her web praising Wilbur, such as "Some Pig", "Terrific", "Radiant", and "Humble", to persuade the farmer to let him live. Her vision ushered in a new era of imagination of literature for young readers and brought to life such timeless classics as Margaret Wise Brown’s Goodnight Moon and Shel Silverstein’s The Giving Tree. More than merely an editor, Nordstrom, who famously cultivated the insecure genius of young Maurice Sendak, wore the hats of friend, therapist, confidante, and tireless defender of her young authors. Among her most memorable creative feats, however, is Charlotte’s Web (public library) by E.B.

It contains illustrations by Garth Williams, the acclaimed illustrator of E. B. White's Stuart Little and Laura Ingalls Wilder's Little House series, among many other books. Charlotte’s Web remains one of the most beloved children’s stories, appealing to readers of all ages because it captures the essence of what it means to be human. Its lasting legacy is a testament to the power of storytelling and the indelible mark it can leave on our hearts and minds. White is an important work of literature for its timeless and powerful story about friendship, loyalty, and perseverance.

What Are Average Pressure Washing Prices?

power wash house cost

The average cost to power wash a deck ranges from $120 to $240, with most homeowners paying around $0.35 per square foot. To power wash, stain, and seal your deck, expect to pay $0.50 to $1.50 per square foot. One day, the shady back of the house is clean and fresh, and just a couple of rainy days later it’s coated with a hazy green film of algae and mold, or the blackish gray staining of mildew. Every home has a side or face that doesn’t get any sun, so mold and mildew are likely something you’ll have to deal with at some point or another. Home improvement stores advertise bleach washes to kill the mold and mildew at the source, but undiluted harsh chemicals can damage the home’s finish and kill nearby plant life.

How to Save Money on Pressure Washing Your House

Some home material will need a soft wash while others can receive pressure washing. No matter the material, costs remain between $1 and $2.25 per linear foot. For washing fleet trucks, you can expect to pay $65 to $95 for a one-person crew or $75 to $145 for a two-person team for quick cleaning on heavy equipment.

Commercial Pressure Washing Prices

Specify Project Size and Options Enter the number of "square feet" required for the project. Homeowners will often pressure wash their home before they put it up for sale in the hope that it will increase the home’s value. Pressure washing a home can boost its curb appeal and make it more enticing to prospective buyers. The pitch of your roof will also affect the cost—a steep pitch can add $0.10 per square foot to the price. Driveway sealing costs $400 to $800 total on average for 400 square feet.

Under Pressure: Here's How Much It Costs to Pressure Wash Your House

If you’re thinking about buying a pressure washer to turn this into a DIY project, expect to pay a few hundred dollars. If you want a state-of-the-art pressure washer, it may cost you a few thousand. Pressure washing prices start at $40 per hour, and the average range is $75-$85 per hour. However, the hourly rate can vary depending on the cost of needed supplies and the complexity of the job. Whichever option you choose, make sure your home can handle pressure washing. If there isn’t a lot of dirt or grime, you may be better off using your garden hose or wiping off soiled areas.

Homeowners seem to think that it is too expensive to hire a pressure washing service. Different types of driveways have individual cleaning methods and pricing. Some surface materials, such as gravel and asphalt, are more delicate than others and require less pressure than other types that can handle higher pressure, such as concrete. Molly Maid prices range from $60 to $100 per hour for a crew of two to three cleaners, or about $120 to $300 total for a standard recurring house cleaning service.

Are Pressure Washers Dangerous?

Thus, professional patio or deck pressure washing is still the best way to go. Power washing, which is pressure washing with heated water, may or may not be, depending on the material on the outside of your home. On one hand, hot water makes the process faster and more effective, melts away grease and dirt, and is less likely to require chemical cleaning agents. However, many siding materials can’t handle the heat—vinyl siding may even melt or warp. Cleaning a roof with a pressure washer requires skill, finesse, and most of all, risk.

The cost of pressure washing ranges between $196 and $420, with an average cost of $308 nationwide. You’ll need to pick a pressure washer with the proper psi for the job. Homes with aluminum, stucco or wood siding should use pressure washers with a psi between 1,200 and 1,500i. Homes with vinyl siding can use pressure washers with a psi between 2,500 and 3,000. You might also need accessories like a pressure washer wand or a pressure washer telescoping wand to reach certain areas.

Items Getting Cleaned

As such, if you have a bigger home, you might get that amount down to $0.10 to $0.50 per square foot. To get a better perspective of things, it is necessary to know how much professional house pressure washing really costs. Keep in mind that the numbers explained below are only computed averages. The final cost of pressure washing can still vary depending on the size of the job, the condition of your home, your location, and the provider you use. A simple pressure washing of concrete runs from $0.08 to $0.20 per square foot.

STEP 2: Prepare your house washing solution.

Cleaning your air ducts will keep the air quality in your home at optimum levels. Some people may claim they can clean air ducts in the house for less, but be very wary of these people. They may not do the job right or hit you with a load of hidden fees at the end. Typical carpet cleaning prices will be quoted at a rate of $0.18 to $0.36 per square foot, or about $25 to $70 per room.

Professional house pressure washing services and power wash services are incomparable. It involves using high-pressure water sprayers (pressure washers) to remove dirt, grime, mold, mildew, and other contaminants from various surfaces. The size of the area you need cleaned contributes greatly to the cost of hiring a pressure washer to clean your home.

Additional services such as gutter cleaning or roof cleaning may also affect the overall cost. To get a more accurate estimate of the home pressure washing cost, it’s best to get a quote from a professional power washing service. They can assess your home’s needs and provide you with a detailed breakdown of the expenses.

Set in the rolling green countryside of County Wicklow at the base of Sugarloaf Mountain, Powerscourt Estate and Gardens is one of the most iconic country homes in all of Ireland.

Powerscourt consists of a three storey centre block (see photograph above) joined by single-storey links to two storey wings, in the Palladian style. Borrowing from Mark Bence Jones’s description in his Irish Country Houses, the centre block has nine bays and the entrance front is made of granite. (see [6]) The pediment contains the arms of Richard Wingfield and his wife Dorothy Rowley. Powerscourt Estate is located just 12 miles (20 kilometers) from downtown Dublin.

At 121 metres (397 ft), it is the second highest waterfall in Ireland. In 1858, The 7th Viscount Powerscourt established a deer park around the waterfall, resulting in the successful introduction of the Japanese Sika to Ireland. The waterfall is 6km away from Powerscourt Gardens and is a separate destination. The nearest DART station (rail) to the Estate is Bray, County Wicklow which connects the 185 bus with Dublin City Centre. The rail line runs along the coast of Dublin, from Malahide and Howth southwards as far as Greystones, County Wicklow.

During the 16th century the house came into the ownership of the Powerscourt family. The family rose in wealth and prominence, and in the 18th century Richard Wingfield, 1st Viscount Powerscourt, commissioned the architect Richard Cassels to extensively alter and remodel the medieval castle to create a modern country house. The entrance hall, where family heirlooms were displayed, was 18 metres (60 ft) long and 12 metres (40 ft) wide. The main reception rooms were on the first floor rather than on the ground floor, the more typical location. The walled gardens still had a colourful display of flowers and shrubs, the trees were in wonderful autumn shades and the Japanese gardens were delightful with the Acers looking very attractive.

Unfortunately, the château was partially destroyed by a terrible fire in 1974. Since then, its owners (the Slazenger family) undertook a major restoration project in 1996, to bring the manor back to its 18th-century glory. However, a golf course has also been added, as well as a number of establishments, including the Avoca Handweavers textile factory and a luxury hotel. In addition to the formally designed gardens, the Powerscourt land also includes a wilder area nearby. The Powerscourt waterfall is one of the most beautiful cascades in Ireland.

RICHARD, 6th Viscount ( ), who married, in 1836, his cousin, the Lady Elizabeth Frances Charlotte Jocelyn, daughter of Robert Jocelyn, 3rd Earl of Roden. He married firstly, in 1789, Catherine, second daughter of John Meade, 1st Earl of Clanwilliam, by whom he had his successor, Richard. [2] A Bagot married into the Herbert family, who owned Durrow Abbey before the Slazenger family. John Bagot married Mary Herbert, daughter of the 2nd Baronet of Durrow Abbey in 1728. He had no children so his cousin Edward Wingfield (d. 1638) succeeded him. Although they are both Wingfields they were actually cousins through the Cromwell line.

The reasons for the forfeiture of the O'Toole estates were because of the rebellious acts of Brian O'Neill (d. 1549) and Phelim O'Toole himself. That the actions of O'Brien, O'Neill and O'Toole, Lord of Kinelarty, were cited as a reason for forfeiture was bizarre given the fact that at least Phelim O'Toole received a posthumous pardon for unspecified offences on 23 April 1549. Furthermore, alongside Baron Cromwell his estates were surrendered to regrant. According to Turtle Bunbury, Richard Wingfield 1st Viscount had a daughter, Isabella, who in 1722 married Sir Henry King, MP for Boyle and Roscommon, who built King House in County Roscommon, another section 482 property. It is created purely out of love for the subject and I receive no payment so any donation is appreciated! For this entry I paid for petrol and entrance fee for myself and Stephen. Mervyn Wingfield, 7th Viscount Powerscourt sought to create gardens similar to those he had seen in the Schonbrunn Palace in Vienna and at the Palace of Versailles.

In 1844, at the age of 8, Mervyn Wingfield, 7th Viscount Powerscourt, inherited the title and the Powerscourt Estate, which comprised 200 km2 (77 sq mi) of land in Ireland. When young Lord Powerscourt reached the age of 21, he embarked on an extensive renovation of the house and created the new gardens. The Wingfield family had long coveted the lands of Phelim O'Toole of Powerscourt (d. 1603), seeking to draw Phelim O'Toole into an act of rebellion, the penalty for which was forfeiture. King James I of England (d. 1625) on 27 October 1603 granted a lease of the manor of Powerscourt for 21 years to Sir Richard Wingfield for a rent of £6 Irish and a knight's fee.

Robert O’Byrne tells us that Daniel Robertson was born in America, and that he was one of the most influential garden designers to work in Ireland in the second quarter of the 19th century. Inspiration for the garden design followed visits by Powerscourt to ornamental gardens at the Palace of Versailles, Schönbrunn Palace near Vienna, and Schwetzingen Castle near Heidelberg. A related property is Powerscourt House, Dublin, which was the townhouse of the family. I’ve been here many years ago and the grounds are just as beautiful as I remembered.

The 7th Viscount called the bust in the middle “Empress Julia” after his wife. They came from Maidenhead, Buckinghamshire, and once belonged to the Duke of Sussex. The estate is named after previous owners of the land, the Powers, or Le Poers.

We quickly walked thru the formal gardens, Japanese garden and tower house. The collection of trees were magnificent but it was raining too hard to read all the labels Would definitely go back if we get a chance. There is good access to the gardens, shops and terrace café and wheelchairs are available to borrow while you enjoy your visit with us.

Edward Wingfield (d. 1638) married Anne Cromwell, daughter of the 3rd Baron Cromwell and Frances Rugge. Richard Wingfield appealed to James I for the land in order to secure the district from the incursions of native Irish lords and the families who had previously occupied the land, such as the O’Tooles. In 1974, David Hicks tells us in his Irish Country Houses, a Chronicle of Change, only months before the fire, Stanley Kubrick filmed Barry Lyndon in the house, and the film shows the interiors of the house before they were destroyed. Powerscourt Hotel, located within the Powerscourt Estate is 5-star neo-Palladian style hotel. Powerscourt Waterfall and its surrounding valley are also owned by the Powerscourt Estate, although the two pieces of land are no longer directly connected.

First-Time Homebuyer's Guide: Steps for Buying

how to buy house

And for that, you’ll need at least one burgage plot (Level 2) with a brewery extension (5 Regional Wealth, 5 planks). That will need to be supplied with malt from a malthouse (4 timber). That, in turn, will need a supply of barley either from a field and farmhouse (3 timber) or from importing it through a trading post. Technically, you can import anything in that supply chain including ale, but that’s really expensive. Once it’s constructed, you’ll have a burgage plot (Level 1), and a family will start moving in.

Save for a down payment

Before you start shopping, it’s important to get an idea of how much a lender will give you to purchase your first home. In addition, many real estate agents will not spend time with clients who haven’t clarified how much they can afford to spend. See our current mortgage rates, low down payment options, and jumbo mortgage loans. The answer likely depends on your own personal circumstances more than the condition of the housing market. On the other hand, if your savings are tight or your credit score is less than stellar, it might make more sense to take time to build those before buying.

The Bottom Line: Keys To Getting A Home Loan

Real estate broker Josh Steppling, 33, worked on improving his credit score before applying for a mortgage. He paid all his loans and bills on time and kept his spending far beneath his credit limits. In turn, the lender will use this info to decide whether or not to loan you money, as well as how much and at what interest rate. The credit score required to buy a house depends on your lender and the type of loan you’re taking out. You can expect to qualify for common types of home loans with a credit score of 620.

What Documents Do You Need To Get A Mortgage?

Once you’re seriously shopping for a home, don’t walk into an open house without having an agent (or at least being prepared to throw out the name of someone with whom you’re supposedly working). You can see how it might not work in your best interest to start dealing with a seller’s agent before contacting one of your own. Ahead of your closing date, request a final walkthrough of the property and make sure any requested repairs have been completed and the home is in the condition you expected. The home should be empty, so you could get a better look at issues that furniture and décor might have hidden. If you find anything you don’t like, you could ask for credits toward closing costs in lieu of repairs. In fact, it's fully possible to get swept up in continuing the main story of No Rest for the Wicked and delay your chance to own real estate on the plagued island of Sacra. Owning a house has serious benefits, though, since you can add furniture like a bed that can give you a major resting bonus or crafting tables to use the many materials you'll pick up on your adventures. Even though you’ve been preapproved for a loan, that doesn’t mean you’ll ultimately get financing from the lender.

A real estate agent can help you narrow your search and show you properties that fit both your budget and needs. Getting preapproved for a loan and knowing the amount of money you will receive will help you narrow your property search and make you more appealing to both sellers and real estate agents. Your lender will ask you for verbal or written permission to view your credit report. They’ll look at your credit history and search for negative factors (like a bankruptcy or foreclosure) that would make it difficult for you to get a loan. One of the first things that mortgage lenders consider when you apply for a loan is your income.

In addition to having a down payment, a first-time home buyer will need a decent credit score. This three-digit number is a numerical summary of your credit report, a detailed document outlining how well you’ve paid off past debts like for credit cards and college student loans. First-time home buyers may benefit from loans with low down payment and credit score requirements.

As a buyer, just keep in mind that mortgage pre-approval is different from mortgage pre-qualification. Pre-qualify, and you’re undergoing a much simpler process that can give you a ballpark figure of what you can afford to borrow, but with no promise from the lender. Getting pre-approved is more of a pain since you’ll have to provide tons of paperwork, but it’s worth the trouble since it guarantees you’re creditworthy and can truly buy a home. Lenders require appraisals because they can’t lend out more money than a home is worth. If the appraised value comes back lower than your offer, you might have to consider different options such as increasing your down payment or re-negotiating your offer.

How Much House Can I Afford?

"But an independent mortgage brokerage saved us over $9,000 in closing costs." Your real estate agent can draft an offer letter, which could include potential deal sealers, such as that you've been preapproved for a mortgage and can be flexible on closing dates. That's a percentage of your down payment that would go to a third party, such as an attorney, if your offer is accepted. The seller would get to keep it if you back out after you've struck an agreement.

In this article, we’ll get you ready to go mortgage shopping by going over what lenders are looking for, the paperwork involved and the five steps it takes to complete the mortgage process. When you review your budget, don’t overlook hidden costs, such as the home inspection, home insurance, property taxes, and homeowner's association fees. While it’s good to retain some flexibility in this list, you’re making perhaps the biggest purchase of your life, and you deserve to have that purchase fit both your needs and wants as closely as possible. Your list should include basic desires, like size and neighborhood, all the way down to smaller details like bathroom layout and a kitchen fitted with durable appliances. Scanning real estate websites can help you get a sense of the pricing and availability of properties offering the features that are most important to you.

We verify your credit, income and assets with documentation you provide, such as W-2s, pay stubs and account statements. This can help strengthen your standing in a competitive bidding war with other buyers who don’t have an approval. Homeownership comes with several costs that don’t apply to renters. For example, you’ll need to pay property taxes and maintain some form of homeowners insurance.

NEW! PILLOW TALK BIG LIP PLUMPGASM

Gorgeous Glowing Beauty #4 is a medium, orange-leaning brown with barely-there gold micro-sparkle over a more semi-matte finish. It had opaque pigmentation in a single layer, despite the formula marketed as having more buildable coverage. To start, the new fragrance line, called Charlotte's Fragrance Collection of Emotions, wasn't just about beauty — it was science. Tilbury worked with a team from International Flavors and Fragrance (IFF) and used the company's Scentcube AI algorithm to combine ingredients that the brand says help boost certain emotions.

I wouldn’t use the bronzer except as an eye shadow and I have a ton of these shades including some that are in smaller, inclusive palettes, though not necessarily the same small palette, so this will be a pass for me. How to apply

With over 30 years experience, Charlotte Tilbury MBE is the world's number 1 makeup artist and British beauty entrepreneur. Charlotte established Charlotte Tilbury Beauty in 2013, which is now a record-breaking beauty brand that has won over 400 awards. The world’s most beguiling makeup artist on beauty, stars, love, and sex. This is the very first CT Instant Look palette that I’ve ever considered buying.

It had nearly opaque color coverage in a single, fluid stroke, which applied even, smooth color. The texture was creamy, lightweight, and was comfortable to wear over the four and a half hours it lasted for as it was hydrating. Gorgeous Glowing Beauty #6 is a medium-dark pink with warmer undertones and fine, golden shimmer woven through a more matte finish.

CHARLOTTE'S BEAUTIFUL SKIN FOUNDATION - Select shade

Finally has slightly richer shades that make it wearable and flattering on those even up into the tan range. Reviewed this and it did show up beautifully on her, but she did make the disclaimer that it probably wouldn’t show well on anyone much darker than herself. I’m a few shades lighter, so I’m sure it would work out fine if I take the plunge. Charlotte Tilbury Gorgeous Glowing Beauty Instant Look in a Palette ($75.00 for 0.77 oz.) is a new, limited edition palette that includes three eyeshadows, two cheek colors, one bronzer, and one highlighter. In a recent Instagram video, Tilbury explained that the wands, which offer various blush and highlight shades, are a “viral, sellout sensation,” for their ability to flatter and illuminate the complexion. Charlotte’s Hot Lips 2 lipstick in Glowing Jen is a universally-flattering, tawny, beachy rose in homage to Jennifer Aniston.

Gorgeous Glowing Beauty #5 is a medium-dark, pink-peach with warm undertones and a frosted sheen. It had a soft, almost cream-like texture that felt silky and smooth to the touch. The cheek color applied evenly to bare skin and blended out well along the edges. The opaque coverage might be a bonus for some but kept it from being buildable as described–though you could use it with a very light hand. It stayed on well for eight hours on me before I noticed signs of fading. In the video, Tilbury says that no other beauty product compares to the “dreamy, fresh, glass-like, candlelight skin” effect of the wands.

Discover the secrets to getting Red Carpet Ready with our makeup artists’ exclusive tips and trick. And find your perfect skin solutions at Charlotte’s Magic Skin Clinic – from hydrating and soothing, to brightening and smoothing. Gorgeous Glowing Beauty #7 was a soft, pale gold with warmer undertones and a natural sheen. It had rich color coverage paired with a smooth, lightly creamy texture that wasn’t powdery at all but remained blendable and easy to work with. The “downside” was that it was quite pigmented rather than buildable. Gorgeous Glowing Beauty #3 is a medium-dark burgundy with muted, warm undertones and a matte finish.

I felt most drawn to Joyphoria and Magic Energy, so I typically rotate the two of those into my scent routine. I spritz on my wrists, the back of my neck, down my shirt, and in my hair. The first thing I noticed about the products was the packaging.

It's no wonder that many of her products boast names like "Hollywood Flawless Filter," "Airbrush Flawless," and "Magic Vanish Colour" — they give you results without making your complexion look overdone. Charlotte Tilbury products lend skin a natural glow and the color products tend to be silky and hydrating, so they never look cakey or emphasize texture. The brand is also no stranger to winning Best of Beauty and Readers' Choice Awards, which we like to think are some of the highest compliments in the beauty world.

Since these perfumes are pretty pricey at $150 a pop, I'd suggest testing a sample or purchasing a smaller size to make sure you found your favorite before splurging on the full size. They also have a discovery set that would be perfect to test out all six fragrances. The brand also has a fragrance finder that can help you make a choice you'll love. How something smells to me will more than likely smell different to you. While my favorite scents were Joyphoria and Magic Energy, my least favorites might end up being your favorites. Although I would like to have more sex and increase my feelings of love, unfortunately, those weren't the scents that spoke to me.

The unique formula features seed extracts from ‘The Lipstick Tree,’ a plant extract that is exclusive to Charlotte Tilbury. ‘The Lipstick Tree’ is a rare, exotic tree with nurturing and protective properties were originally discovered by Native American women who used the seeds to paint and protect their lips. With an anti-oxidant that naturally protects lips from UV damage and external pollution, lips are left cashmere soft and irresistible. With a wide range of backstage nudes to red carpet reds these lipsticks are blended with special waxes and clever light-diffusing pigments for pert, full-bodied, ultra-brilliant lips that are sure to leave a lasting impression!. Gorgeous Glowing Beauty #1 is a soft, rosy peach with warm undertones and a pearly sheen.

Each bottle is housed in a box that looks similar to a book, and you can open the front flap to reveal the fragrance and a mini story that goes with it. How To Prepare To Buy A House In 8 Steps 2024 Guide

Generally, you’ll also need around 1 to 4 percent of the home’s price for annual maintenance and repair costs. Hey, you've already gone to the trouble of digging up all those preapproval documents — and comparing rates could potentially save thousands of dollars over the life of the loan. Plus, if you get all the preapprovals within a short period of time (30 days is safe), it only counts as one hard inquiry on your credit report. They’ll examine your income, job history, credit score, debt-to-income ratio, assets and the type of property you want to buy. You’ll be responsible for providing them with all relevant documentation that can prove your viability to qualify for a loan. A common rule of thumb used by lenders in determining mortgage affordability is for the estimated mortgage payment to be no more than 28% of a borrower's monthly gross income.

The marketplace where families will set up stalls is, thankfully, free to build. If you make the plot deeper (longer along the side leading back from the road), you’ll add an extension slot — effectively a backyard. This is space for something like a crop, livestock, or a workshop. Only vegetable gardens and (after you spend a development point on it) orchards are affected by the size of the extension — bigger yards equals more space for a garden.

In many instances, an e-closing also means not everyone is physically present at the closing. Amy Fontinelle has more than 15 years of experience covering personal finance, corporate finance and investing. Once Steppling knew the neighborhood he and his wife wanted to be in, he started spending an hour a day there. "I'd walk my dog, talk to people, and see if anyone was interested in selling," he explains. "Buying a home off market means you don't have competition." As a result, he estimates he bought his home for $25,000 under market value.

Get preapproved for a home loan

See, the long-term process of buying a first home wasn’t so scary after all, right? Now it’s time to kick back and enjoy the many benefits of becoming a homeowner. The agent’s services are free to first-time home buyers (because the seller pays the sales commission). Ideally a down payment on a mortgage should be 20% of the home’s price to avoid added fees, but if you don’t have that much of a down payment, don’t worry. A mortgage down payment can be as low as 10%, 5%, or even 0% for certain types of mortgages (e.g., VA loans or a USDA loan). Many states offer down payment assistance programs to qualified buyers, so research whether any assistance is available to make your home purchase more affordable.

A mortgage pre-qualification and mortgage pre-approval can jump-start your home buying process. When you’re preparing to buy a house, the earlier you can get started, the better. Working on your finances in the months prior to buying a house will improve your budget and your mortgage options. A credit score of 620 is generally the credit score you need to buy a house.

A thorough understanding of your income and debts will help you know exactly how much house you can afford. The best way to avoid wasting time is to know the players and the process. Even though you own a home, you should do your best to save the maximum in your retirement savings accounts every year. Although it may seem hard to believe for anyone who has observed the fortunes that some people made during the housing bubble, you won’t necessarily make a killing when you sell your house.

There are a few sets of big costs that will help you understand how much house you can afford. Some you'll need to pay before you move in, and others are what you'll pay over time. All home lending products are subject to credit and property approval.

Step 3: Build your savings

But you can also protect yourself by asking lenders to provide a rate quote without a hard credit inquiry. This should be relatively accurate, as long as the credit information you provide is true. Even for loan programs run by a government agency, like the Federal Housing Administration, mortgage rates can vary by lender. Getting quotes from at least three lenders can reveal these differences, creating a chance to save.

Our ultimate guide for first-time homebuyers gives an overview of the process from start to finish. And from applying for a loan to managing your mortgage, Chase MyHome has everything you need. On your closing date the money has been exchanged and the title is now in your name. A title company or real estate attorney will close the transaction and you will typically get the keys after 5 p.m. Depending on if your house is turnkey ready or not, there might be some maintenance and remodeling you want to complete before moving in. You’ll also want to think about hiring movers, buying new furniture and appliances, setting up your utilities, etc.

A surveyor will come map out boundaries around and under the property—including any wells or septic systems—to determine who owns what. Keeping a monthly budget can help you stay on top of your mortgage and other costs, while taking care of your home over the long term. Judy Dutton is executive editor at Realtor.com covering news and advice about personal finance, homebuying, selling, decorating, and all things real estate.

When buying a home, lenders want to know that you have some extra money in the bank in case something unexpected occurs. This assures the lender that you’ll still be able to make your payments if you run into financial trouble. Your lender will ask to take a look at your assets, which include any type of account that you can draw cash from.

In most cases, the seller pays your Realtor’s commission using funds from the home sale. So you don’t have to worry about paying their fees out of pocket. The underwriter reviews this information and determines how much you can afford to spend on a property.

Several factors determine how much you’ll pay in closing costs, but it’s best to prepare for 3% – 6% of the loan amount. This means if you’re borrowing $200,000 for your purchase, you might pay $6,000 – $12,000 in closing costs. Home buyers can put as little as 3 percent to 5 percent down on a conventional loan or 3.5 percent down on an FHA loan.

Some of the most popular include Porto, Vila Nova de Gaia, Pinhão and Salamanca. For the rest of the trip, you'll be stopping at places like Bitetos, Regua, Pinhao, Barca d'Alva and Vega de Terron -- small rural villages that you've likely never heard of. Some of the places in which you'll dock are actually nothing much but piers with access to a place to board the motorcoaches. Find the best European river cruise for you with top-reviewed itineraries navigating all the major waterways from Tauck.

Discover Lisbon, Porto and the Douro Valley

First settled in Roman times, Regua, Portugal, was once an important trading post where boats transported port wine to Porto. Today it's a destination for Douro River cruise excursions to Vila Real, a small town nestled among vineyards nearby. There, you'll find Casa de Mateus (Mateus Palace), which is depicted on the labels of Mateus Rosé wine. Interiors are renowned for a collection of religious artifacts and carved wooden ceilings, and outside there are beautiful gardens.

Inspired by the Destination

For those who love being "at sea" on the river, there's plenty of time spent cruising. Douro River cruises offer travelers the perfect opportunity to segue from buzzy Porto on the Atlantic coast to Portugal’s pastoral wine region. Cruises on the Douro River may not have quite the same pull as other European rivers, but its beautiful scenery of sloping wine terraces give it the edge. Although no longer used commercially, these iconic workhorses can still be seen plying the waters of the Douro today.

The deposit and the fees for the optional Protection Plan or Cancel Fee Waiver [CFW] coverage are due at time of booking. If you are a U.S. citizen traveling internationally, you will need a passport valid for six months beyond the completion of your Tauck journey for entry into Portugal. Moderately paced, and may include some early morning hotel departures, one or two on-tour flights, and extended motor coach travel. You'll have the chance to explore Lamego, city rich in heritage and tradition, or Guimarães considered the beating heart of Portugal.

My Trip

The ancient city of Porto is one of the most historic in Europe, dating back to the Roman Empire, and its old town is a registered UNESCO World Heritage Site. Vila Nova de Gaia lies across the Douro from Porto, and is best known for the port houses that stud its mountainside. A Douro River sailing is rich in destinations to appease almost any traveler's desires.

Spain and Portugal

Go medieval today at Castelo Rodrigo, both the name of a hilltop castle as well as the village that surrounds it. The view from the top is incredible and the village is a charming place to ramble, relax and replenish. Alternatively, lace up your hiking boots and unleash your inner Indiana Jones with an up-close gander at some prehistoric carvings at an archaeological park. Today is all about wine, which has been cultivated in the Douro River Valley since ancient Roman times. Get a crash course on the history of Port during your visit to the Douro Museum.

The Douro Valley is famous for its port wine production, a sweet, fortified wine produced in the region for centuries. The Douro River has a rich history dating back centuries, with evidence of human settlement along its banks dating back to the Paleolithic era. The river played a crucial role in the region’s development, serving as a vital trade route for transporting goods like port wine, olive oil, and grains. Nestled in the heart of Portugal, the Douro River meanders through a landscape of breathtaking beauty, offering a unique and enchanting cruising experience.

Uniquely Tauck

You will also be amazed by the striking history of the tram museum in Porto or the Quaint Afurada. Guimarães was home to the first king of Portugal, Afonso I, who managed to win his kingdom’s independence in the 12th century from neighboring suzerains. Rove with your guide from the castle toward the beautiful main square, the Largo da Oliveira, and to the splendid Monastery and Church of Our Lady of Oliveira and the 14th-century Gothic Padrão do Salado. But remember that despite these historic beauties, Guimarães has the youngest population of any city in Europe, so the pedestrian area is full of lively and fun cafés and shops.

Surrender to the splendour of history in the crystal-clear waters of the Douro and its branch rivers. Dress for comfort and convenience with a wardrobe that is adaptable and allows for layering. Generally, during the day, casual, comfortable, cotton clothing is recommended. Cool weather at higher elevations or at night will require warmer, layered clothing. Please note that longer stays abroad for any purpose may require additional travel documentation.

When we began blending our land experience with our strong passion for cruising in our first European river cruise back in 1992, we knew that no "ordinary" river cruise experience would do for our guests. We wanted them to travel Europe's rivers in the same beyond-the-ordinary Tauck style they experienced on our land trips. With that in mind, we searched to find a company to partner with that would share our values and our commitment to "do the right thing" by our guests... Together, we crafted a river cruise experience that was ahead of its time and inspired by the destinations we explore.

The only motor coaches you may see on the twisting winding roads are those from your own ship, though the river is getting busier as more river lines add ships. Visits to a range of quintas, the Portuguese term for wineries, mostly focus on the region's famed port wines, but the winemakers in the Douro region also produce beautiful reds and whites. Your visit to Quinta do Portal introduces you to the estate's vineyards and winemaking process, and includes a delectable wine pairing dinner featuring wines created on the estate. Embark on a cruise through the heart of authentic Portugal and explore beautiful and unspoilt areas such as the Douro Nature Park and the Portuguese vineyards. Our hiking and walking programs offer you the opportunity to contemplate the natural beauty of these magical places.

It includes wine museums -- like the Pink Palace, dedicated to rosé and featuring a pool of pink bubbles -- a chocolate museum and shops. Ribeira, Porto's most-famous riverside neighborhood, is lined with cafes, shops and all manner of ready-to-explore spots. A maze of steep streets leads to the UNESCO-listed old town that's home to the 12th century Se Cathedral and Sao Francisco Church, with its fabulous golden interior.
